Varsity Grillhouse
Varsity Grillhouse is a standout example of how thoughtful value engineering can enhance a project without compromising quality, function, or design. As the general contractor, Create Construction worked closely with the owner and design team to identify savings of nearly a quarter million dollars-delivering the full project scope without sacrificing the architectural vision. This ground-up restaurant spans approximately 6,729 square feet with an additional 2,380 square feet of covered patio space. The structure features wood-frame construction with exposed elements, polished concrete floors, and a striking vertical entry feature that anchors the building’s street presence.
Eye Trends Optometry
This unique project was a Design-Build of an optometry facility for Eye Trends consisting of approximately 4,459 square feet of wood frame with MEP systems, high-level finishes, and approximately 1.68 acres of site development. Cleary Zimmerman worked hard with Create Construction to identify, coordinate, and implement concealed HVAC systems. The design introduces the warm and organic architecture style of Frank Lloyd Wright to College Station—giving special consideration to our client’s desire to blend with the property’s natural beauty while also making it practical, functional, an under-budget despite COVID-19 market disruption
Peas in a Pod
The Peas in a Pod Learning Center project features a residential-style structure that evokes a warm, home-like atmosphere with a strong emphasis on outdoor learning. This distinctive Design-Build project spans approximately 18,004 square feet of wood frame construction with beautiful, vaulted ceilings and upscale security systems. The facility includes about 11,569 square feet of enclosed space, carefully crafted to create a nurturing and inspiring environment for young children. With its thoughtful design and focus on outdoor engagement, Peas in a Pod stands out as an exceptional daycare facility dedicated to fostering a sense of comfort and exploration.
Grace - Midtown
This phased renovation and expansion project for Grace Midtown Church was delivered under a Construction Manager at Risk (CMaR) contract and completed on a tight budget with close coordination between church leadership, design teams, and trade partners. Create Construction served as the general contractor, guiding the project through multiple stages to transform the existing structure into a warm, modern worship space. The finished sanctuary features soaring vaulted ceilings, custom lighting, acoustical treatments, and an elevated platform centered by a clean, iconic cross. Grace Midtown reflects our commitment to stewarding resources wisely while delivering spaces that support meaningful community gathering and worship.
Daiquiri Barn
This project showcases our ability to transcend challenging spatial confines, blending vibrancy with efficiency. The 1,200 square foot structure’s dynamic facade, adorned with eye-catching colors, not only captivates passersby but also enhances the customer experience. This project was meticulously designed to maximize the use of a compact site ensuring every square foot serves its purpose without compromising on aesthetic appeal or operational needs.
Goodwill
Create Construction was truly honored to collaborate with Heart of Texas Goodwill Industries in the construction of their new South College Station location. This partnership represents a meaningful opportunity to contribute to the local community by providing a space that will facilitate Goodwill’s vital mission of empowering individuals through education, training, and job placement services.
The Cove Pizza Bar
Create Construction was honored to come alongside Heath Phillips as a Construction-Manager-At-Risk (CMAR) and make his 10-year vision come to life. Our team worked diligently on this project to complete it on time and nearly 10% underbudget. What was once “Longshots Hash House” at the Cove, the new Pizza Bar at the Cove is a luxurious and uniquely finished bar and restaurant that provides for patrons at the Cove.

It was an absolute privilege to collaborate with Barks & Rec on the construction of their College Station location. As a renowned dog daycare with a unique offering of DIY dog washing stations, their vision was both innovative and inspiring. Transforming an existing 1200 sq ft space into their vibrant doggy daycare required meticulous planning and execution. From conceptualization to completion, our team poured their expertise and passion into every aspect of the renovation process, ensuring that Barks & Rec’s vision came to life seamlessly. Witnessing the joy and excitement of both pets and their owners as they explore the newly renovated space is truly rewarding, and we are grateful for the opportunity to be part of this wonderful endeavor.
